Move-up or Move-Down Programs
Sisu Realty's Move-up or Move-Down Programs will help you save money if you are looking to step up to a larger home or if you are looking to down-size. When you use one of Sisu's experienced agents to list your house and as a buyers' agent, you can get up to 2% in discounts or rebates.
Here is how it works...
Move-up to a larger house
- Secure a listing agreement with Sisu Realty for only 1% of the sales price to the listing agency
- and a Buyers Representation Agreement for 3% of the sales price.
- Seller will only pay a total of 4% of sales price at closing - 1% to the listing agency and 3% to buyers agency.
- Keep up to 2% of the proceeds in your pocket.
- Example: House sells for $400K and buying $500K
- Save $8000 selling your house with Sisu Realty.
Move-down to less space
- Secure a listing agreement with Sisu Realty for 3% of the sales price
- and a Buyers Representation Agreement for 1% of the sales price.
- Buyer can use the 2% on the buy side towards a discount on the sales price or use as cash back.
- Wise to negotiate the discount off the sales price since saving will offer further savings on proeprty taxes.
- Example: Sell your house for $600K and buy a house for $400K.
- Negotiate an additional $8000 off the sales price. Taxable value is $392K.
- Or use $8000 towards closing costs if your lender approves it.
